VALUING YOUR PROPERTY

Rental assessments are free of charge and without obligation. We can arrange a visit to your property, at a time convenient for you, to discuss the achievable rent. The primary factors that may affect the rent achievable, are the condition of the property, its suitability, its location, whether it is to be let furnished or unfurnished, market conditions and the time of year.
MARKETING YOUR PROPERTY

We aim to let your property quickly and seamlessly to the right tenant at the right price. Marketing
includes property details and listing on our database which runs an active mailing list. The
property will be also be displayed on our website as well as third party property websites. In
addition, we would advertise the property in local papers and a To Let board would be displayed at
the property to maximise local interest.
REFERENCING

Once suitable tenants are found, they complete an application form which we then use to carry
out a full credit assessment which checks the prospective tenant’s credit history, associated
addresses and public records. We obtain an employment reference that confirms income and
length of employment and finally, if applicable, we obtain a previous landlord’s reference. Only
once satisfactory references have been received, will the tenancy be allowed to commence.
LOCAL HOUSING ALLOWANCE

We are accredited with EMCAS which enables us to accept tenants on benefits via the local

INVENTORY AND SCHEDULE OF CONDITION

Before any tenancy begins we visit the property to compile a fully detailed inventory and schedule
of condition. Photographs are taken where necessary. This document forms part of the tenancy
agreement and its contents may be used as evidence in court should the need arise.
GAS AND ELECTRICAL SAFETY

We will take responsibility for making sure the property meets all the legal requirements of the gas
and electrical safety laws as well as fire and furnishing laws.
SIGNING UP AND MOVING IN

The new Tenants are met at the property to go over the legal details, sign the tenancy agreement,
verify the inventory of property contents and schedule of condition.
PROPERTY VISITS

A property visit is carried out every three months. We check that the tenants are occupying the
property in a tenant-like manner and complying with the terms of the agreement. A report is left
at the property and a copy kept on file. The landlord is advised of any repair issues that are raised
and any considered breaches of the tenancy agreement.
REPAIRS AND MAINTENANCE

We will advise of any actions required and if instructed to do so, will arrange and organise repairs
using either contractors from our Approved Contractors list or the landlords preferred contractor.
Invoices for repairs are deducted from rent received.
TENANCY RENEWALS

We will contact you during the third month of the tenancy for instruction on renewal. For example, to offer the existing tenants a further term or to issue notice to terminate. If we do not recceive a response from the landlord we will then offer a renewal of tenancy.
FINAL INSPECTIONS

An inspection of the property will be carried out two weeks before the tenant vacates to advise of
repairs required by the tenant. A follow-up inspection is carried out once the tenant has vacated.
The tenant is charged for any repairs and cleaning that is required that is considered beyond fair
wear and tear. The landlord is notified of this and also advised on the on-going condition of the
property and what is required to effect a quick re-let.
